Terms and conditions

DWELLING NAME AND DESCRIPTION

Address of the accommodation : Le hameau du Mottaret – Creux de l’Ours C – 2203 route du Laitelet – 73550 Les Allues
Housing capacity : The accommodation has a capacity of 6 people.
Housing description : Apartment of 60m2 including:

  • 3 bedrooms :

– 2 bedrooms with a double bed of which 1 master suite (bathroom, toilet and closet)
The rooms are equipped with a TV screen
Storage space in box beds
– 1 cabin room with bunk beds

  • 2 bathrooms (with walk-in showers, sinks, storage spaces and hair dryers) and 2 hanging toilets
  • 2 dressing rooms (wardrobes and closets)
  • 1 safe with code
  • 1 living room with 1 sofa 3 places, 2 armchairs and 1 ottoman and a connected speaker
  • 1 equipped kitchen (fridge with freezer compartment, combined microwave/oven, 3 induction hobs, extractor hood, dishwasher, Nespresso coffee machine, kettle,
  • 1 entrance hall with dry shoes and gloves
  • 1 balcony with an outdoor ashtray (no smoking inside!)
  • 2 ski lockers secured by video surveillance system on the ground floor (not allowed to ride skis, surfs and poles in the apartment or on the balcony!)
  • 4 elevators (2 to the right of the building and 2 to the left)
  • 2 car parks are located in the immediate vicinity of the residence: one outside (free) and one in the basement (for a fee).

 

II- RENTAL CONDITIONS

The present lease is made to the following charges and conditions that the Tenant is obliged to perform
and accomplish the following:
1. To occupy the premises only bourgeois, the exercise of any trade, profession or industry being strictly forbidden, the Tenant acknowledging that the premises covered by this contract are rented to him only as temporary residence and pleasure.
2. Respect the accommodation’s capacity.
3. Respect the purpose of the dwelling and make no alterations to the arrangement of the furniture and premises;
4. No riding with skis, surfs and battons in the apartment.
5. Not to be able to substitute any person, nor to sublet, in whole or in part, even free of charge, the rented premises, unless agreed in writing by the Lessor.
6. Be insured against rental risks, theft, fire, water damage and neighbours’ remedies and insure rented furniture (either through its own insurance policy covering the risks of seasonal renting, or by purchasing a specific insurance policy for the duration of the rental).
7. Refrain from throwing into sinks, showers, sinks, toilets objects that obstruct the pipes, failing which he will be liable for the costs incurred in putting these equipment back into service.
8. Make any facility claims within 24 hours of entering the unit. Otherwise, it cannot be admitted.
9. Notify the Lessor as soon as possible of any damage affecting the dwelling, its furniture or its equipment. Repairs made necessary by negligence or poor maintenance during the rental, will be at the expense of the Tenant.
10. Authorise the Lessor, or any third party authorized by him for this purpose, to carry out, during the duration of the lease, any repair ordered by the emergency. The Tenant will not be able to claim any rent reduction in the event that urgent repairs by the Lessor appear during the lease.
11. Avoid noise or behaviour caused by oneself, one’s family or one’s relationships, which may disturb neighbours.
12. Accept the visit of the premises if the Lessor or his agent so requests.
13. Renounce any recourse against the Lessor in the event of theft and depreciation in the rented premises.
14. Maintain leased accommodation and restore it in good condition and repair leased accommodation at the end of the lease. If items in the inventory are damaged, the Lessor may claim their replacement value.

 

III – GUARANTEES

For the guarantee of the fulfilment of the Tenant’s obligations, a deposit of 1000 € (One thousand Euros) will be charged to you at the time of booking (payment by bank card) and will be returned within 8 days of the end of your stay subject to the non-constatation of damage(s).

Damage is defined as any deterioration or destruction of a constituent element of the apartment (floor, walls, ceiling, furniture, equipment) inside or outside (balcony) or the loss of one of these elements.

In case of damage(s) of a value greater than or equal to €100 (one hundred Euros), the refund of the security deposit will be postponed beyond the period of 8 days following the end of your stay and will be reduced by the amount of the estimate of the damage.

The estimate of the amount of injury will be made on the basis of the replacement price of the element that suffered the damage (price plus any acquisition, transport and installation costs).

 

IV – INVENTORY
At the end of the lease, a check-out and an inventory will be established by the Lessor (or his agent).
The absence of dispute by the Lessor within 48 hours after the end of the rental will be deemed restitution of the premises in good condition and/or complete inventory and will, if necessary, result in the restitution of the security deposit. The return of the keys to the Lessor, at the end of the rental, may not in any way imply renunciation of the rental repairs if it is proven that these are due to the Tenant.

 

V- CANCELLATION

Full refund for cancelations made more than 30 days before the arrival date.
50% refund for cancellations made between 30 days and 7 days prior to arrival.
No refund for cancellations made within 7 days prior to arrival date.
Whatever the date of cancellation, the deposit will be fully refunded.

 

VI- ELECTION OF DOMICILE

For the performance of this Agreement, the parties shall elect domicile at the address indicated at the top of this Agreement and agree that the court of competent jurisdiction shall be that of the territory in which the leased premises are located. This contract and its consequences are subject to French law.
